Subdivision & Site Plan Process

About Subdivisions:

  • A subdivision is the division of a parcel of land into two or more lots.  The design of the proposed lots is determined by specific provisions of the Zoning Ordinance and the Subdivision Regulations.
  • A subdivision also occurs when the lot lines between two lots are adjusted.
  • In almost all cases, the subdivision process involves the development of detailed plans that are prepared by a professional engineer and/or surveyor.

About Site Plans:

  • A site plan is needed when certain types of land uses are proposed for a property;  typically Site Plans are for commercial and industrial uses and multi-family structures.
  • Some site plan applications can be submitted with more simplified plans, but in most cases a detailed plan is required.

It is recommended that your engineer contact the Planning Office to discuss the project so that they understand the City’s ordinances and regulations.  We are happy to work with the owners, developers, and the engineering team members so that everyone has the information they need to design the project and navigate the application and hearing process.
