Failure to comply with these regulations will delay processing your subdivision application. Only completed applications will be placed on the Planning Board agenda. WHAT is a subdivision? A subdivision is defined as the division of a lot, tract, or parcel of land into two or more lots, tracts, plots, parcels, sites or other divisions of land for the purpose, whether immediate or future, of sale, gift, lease, rental, condominium conveyance or building development. A parcel of land held in common by two or more owners and subsequently divided into two or more lots or other divisions. Land held in one ownership, but divided by a right-of-way, watercourse, town boundary or other natural or created means, does not exempt this land from the regulations. (Refer to the Subdivision Regulations.) WHEN should the subdivision plan be submitted? All completed plan(s), the application and any additional information, such as permits, etc., should be submitted at least twenty (20) working days (does not include holidays and weekends) prior to the scheduled Planning Board meeting. The Planning Board meets the fourth (4th) Wednesday of the every month. WAIVERS Any and all waivers the applicant wishes to have considered must be submitted in writing and accompany the application. The waiver letter must be signed and dated by the owner or the authorized agent of the owner. Submit a complete abutter list (see attached). All abutters must be notified. WRITTEN AUTHORITY If not the owner, the agent of the owner must present written authority of their appointment. This includes representation by an engineer, surveyor, and/or architects firm. PRELIMINARY SKETCH The applicant may appear before the Planning Board to discuss the preliminary thinking of a proposal. A rough drawn sketch may be submitted to aid the discussion. In no way does this preliminary meeting obligate the Planning Board to approve a subdivision plan when submitted. This preliminary meeting must be scheduled through the City Planner.
